Need Help with HUD? Check Out the REAC Preparedness Program

By Thomas Romero, CMM

For many building owners who provide affordable housing, the U.S. Department of Housing and Urban Development (HUD) provides critical funding for property maintenance. Access to this funding depends on successful Real Estate Assessment Center (REAC) inspections. The REAC Preparedness Program (RPP) from Metropolis Group helps property owners maximize their inspection scores and improve their standing with HUD.

Pre-Inspection Guidance & Coordination

Offered through the Compliance Division, the RPP identifies maintenance issues before HUD inspectors arrive. A Certified Maintenance Manager (CMM) conducts a thorough, on-site inspection to ensure compliance with current construction codes and strict HUD requirements. All potential deficiencies are documented in detail to guide in-house maintenance teams in resolving the issues before the REAC inspection.

For properties that require extensive remediation, the RPP service includes project coordination with contractors to ensure timely completion.

An Investment in Property Health

The RPP does more than prepare properties for HUD inspection; it provides building owners and their maintenance teams with a roadmap for keeping properties in top condition. Metropolis RPP inspectors have earned the Certified Maintenance Manager accreditation. RPP reports include guidance to help owners and facility teams switch from reactive maintenance to a proactive, preventive maintenance plan.

With nearly a decade of experience conducting REAC pre-inspections, the Metropolis team has helped many owners dramatically improve the results of the actual HUD inspections. Higher scores translate into less frequent property inspections and favorable consideration when applying for future loans.

Prepare for Your Next REAC Inspection

Typically, HUD provides 90 days’ notice of REAC inspections. To allow adequate time to complete required maintenance, schedule an RPP pre-inspection upon receiving notice.

Like many municipal and federal agencies, HUD continues to experience a backlog from the 13-month inspection moratorium triggered by the COVID-19 pandemic. Property owners who are due for a REAC inspection should contact Metropolis Group immediately. Some inspections are taking place with shorter notice.
