111 West 57th Street

Overview

This supertall residential tower will rise from the landmarked Steinway Hall to 1,428 feet. When completed in 2018, Steinway Tower will reign as both one of the tallest buildings in the Western Hemisphere and the world’s slenderest tower.

Challenges

Merging the exterior of 16-story Steinway Hall with a new residential core required our New York expediting consultants to convert the offices into residential space and marry multiple building codes. The tiny footprint of the super tall building also created unique design and compliance issues.

Solutions

Metropolis has played a key role since the earliest stages of this project, including securing approval from the Landmarks Preservation Commission in two weeks, rather than three-plus months. Code and zoning experts have also assisted design professionals with maintaining the required portion of the existing building, as well as with maximizing apartment size, while meeting structural and egress requirements. Metropolis serves as the primary point of contact with the multiple city agencies, including the BEST Squad and Excavation Unit.
