375 Park Avenue
Overview
Metropolis Group managed the conversion of an existing garage and cellar within the landmark Seagram Building at 375 Park Avenue into a tenant amenity space. The buildout transformed the area into a recreation center featuring a gym, rock climbing wall, basketball court, and meeting rooms, blending modern functionality with the building’s historic character.
Challenges
Creating a double-height recreational space required removing existing structural slabs, which triggered strict site safety protocols and detailed construction planning. Additional approvals were necessary to install showers, and egress points had to be carefully designed to comply with DOB safety requirements, all of which impacted the project timeline.
Solutions
Metropolis applied critical thinking and strategic coordination to develop solutions that satisfied both structural and safety requirements. The team worked closely with municipal agencies to ensure all approvals were secured, enabling the project to progress smoothly while preserving the landmarked integrity of the building.
