Overview

This 25-story office building in Midtown Manhattan’s Grand Central district underwent a capital improvement project that included upgrading the two-story lobby and building a new entry canopy.

Challenge

The client wanted to refinish terraces to provide outdoor amenity space. However, as New York expediting consultants, we knew that city zoning restrictions generally prohibit such use of commercial terraces.

Solution

Code and zoning experts at Metropolis conducted research and prepared a detailed proposal for the borough commissioner, which resulted in a successful zoning reconsideration.
