Overview

Located across the street from the High Line in Manhattan’s Meatpacking District, this new commercial office building incorporated the façade of a two-story, landmarked industrial depot.

Challenges

Our expert New York expediting consultants knew the twisted, exoskeleton presented compliance issues, as did the multi-level open space that spanned three levels, from the cellar to the second floor. The complex project required close coordination with multiple agencies, including the Landmarks Preservation Commission (LPC), the Fire Department of New York City (FDNY), and the Department of Buildings (DOB) and BEST Squad.

Solutions

Metropolis worked closely with the DOB and LPC to marry the landmarked façade with the new structure. The exposed-steel exoskeleton required code and zoning expertise to meet fireproofing requirements. FDNY regulations also factored into the open, three-level retail space. Metropolis obtained a special variance to open the floor slabs without creating an atrium. For this project, Metropolis managed the entire life cycle from a filing perspective, partnering with both the developer and the tenant to balance all parties’ needs.
