AC Condenser Units Installation Mistakes
By Bruno Caligara
When planning an installation, many building owners propose placing air conditioning equipment in the rear yard of a building. There’s a catch to this approach, however.
Most rear yards in the five boroughs are only as large as the required minimum and are considered required open space. Zoning only permits these obstructions for single or two family homes, with all other occupancies needing to install the units on the roof.
Some Zoning districts may allow for certain conditions that allow for such installation. The first step here is a detailed review of the Zoning district, along with the site conditions. All this needs to be completed prior to any installation to avoid the possibility of costly relocations after the installation is completed.
Be sure to check with Metropolis Group (and not only the contractor) to confirm the legal permitted location of these units prior to installation.
